Siemens and COIMA revamp historic Milan Building into smart, energy-efficient landmark
As part of their renewed collaboration, Siemens Smart Infrastructure and COIMA are spearheading the transformation of the 45,000-square-meter, 11-storey Pirelli 35 building into a cutting-edge smart and energy-efficient property.

HÀ NỘI — Siemens Smart Infrastructure and COIMA, a prominent real estate investment and development firm, are deepening their long-term strategic collaboration with the transformation of “Pirelli 35,” one of the most iconic buildings in Milan’s Porta Nuova district.
As part of their renewed collaboration, Siemens Smart Infrastructure and COIMA are spearheading the transformation of the 45,000-square-meter, 11-storey Pirelli 35 building into a cutting-edge smart and energy-efficient property.
The 65-year-old landmark in Milan’s Porta Nuova district is being retrofitted to achieve outstanding environmental performance, aiming to reduce energy consumption by around 60 per cent and cut CO₂ emissions by 2,000 tonnes annually – benefiting its 40 commercial tenants and setting a benchmark for sustainable redevelopment.
Siemens’ integrated building management system, Desigo CC, is playing a crucial role in achieving the ambitious sustainability and efficiency goals set for the transformation of Milan’s Pirelli 35.
The platform offers robust cybersecurity and seamlessly integrates all building systems into a single, centrally monitored interface. By overseeing critical functions – such as HVAC, lighting, room automation, fire safety, and electrical distribution – facility managers are empowered to boost operational efficiency, ensure system reliability, and extend equipment lifespan. This centralised control supports long-term business continuity and enhances overall building performance.
As part of its transformation into a next-generation smart building, Pirelli 35 is equipped with advanced environmental sensors that monitor seven key parameters in real time, including air quality, energy consumption, and CO₂ levels. This intelligent monitoring not only drives energy efficiency but also enhances occupant well-being, safety, and productivity.
Complementing its smart capabilities, the building features a robust electrical infrastructure, including SIMOSEC medium-voltage switchgear, 59 ALPHA low-voltage switchboards with SENTRON protection devices, and 35 control panels.

Since 2015, we have partnered with COIMA to implement Siemens’ building technology and services across more than 30 COIMA-owned buildings in Milan,” said Susanne Seitz, CEO Buildings at Siemens Smart Infrastructure.
